Thinking of Refinancing Your Mortgage? Three Goals to Consider First

Mortgage rates are falling and more homeowners are thinking about refinancing but knowing when to act is tricky. A good general rule is looking to see if the current rate is at least half a percentage point lower than your own rate and that you plan on staying in your home long enough so that the savings covers the thousands of dollars in closing costs. There are three important goals to consider before refinancing. First, lowest lifetime cost. If your goal is to minimize the total interest paid over the life of the loan, you should typically choose a shorter loan term. Your monthly payment will be higher but paying off the principal faster could save you tens of thousands of dollars over time in interest. Second is lowest monthly payment. If you need a lower monthly payment to free up cash, you can typically choose a longer loan term. Your monthly payment will be lower but you'll pay significantly more interest over the life of the mortgage. And the third reason would be cashing out equity. If your goal is to access cash to pay off a credit card or do a renovation, you could opt for a cash-out refi. This replaces your old mortgage with a larger one and you receive the difference in cash. Since nobody can predict mortgage rates, it's hard to know when to pull the trigger. You run the risk of refinancing only to watch rates go lower. Forget trying to time the market. Shop around and figure out if refinancing helps your wallet right now.
